We should call this sale the bargain of the year. Great property, extra large, 1+ acre waterfront lot (half the cuh-ching right there), nice existing home. And it went for a huge discount.

    I think a little St. John real estate reality every once in a while on your site is a good change of pace. The asking price was obviously unrealistic. Bargain at $1.5M? Maybe, maybe not. But in general asking prices are decreasing by 10% to 20% when I look at the real estate web site.

    Jeff correct me if I am wrong, I think Mugar’s property in Peter Bay was the largest sale this yr. I also think he got pretty much near his asking price.
    I will say Mugar has a beautiful home in Peter Bay but not sure that much land.

    I love this feature! I’ve been following the St. John MLS for the last few years and was wondering if Ebb Tide and other villas that were priced so high would ever sell. It would be great to know how much the owners paid for the place, but I think they did renovate it.

    I also like the real estate feature on your site. I enjoy seeing the different villas and the prices. We occasionally dabble in the thought of buying a villa on STJ, then soon come to our senses.
